ACCESSING THE PROPERTY: Check-in is at 4pm Check-out is at 10am - Check in process is easy with a guest door code sent prior to stay. The code changes after each stay. - We have two Ring cameras: Front doorbell camera e and one above garage door for your safety. There is no video or audio recording in backyard social area. - Parking is available for 4 vehicles in the driveway. Please note that street parking is not allowed. - Our maintenance team at the property includes pool, spa, lawn, house, pest control, and trash. Pool, spa, and lawn care come weekly and pest control sprays quarterly. Trash crew comes Monday and Tuesday nights to set up and pick up trash cans. REMINDERS: The entire property is NO SMOKING/VAPING and PET FREE - Florida’s tropical climate means you might see a few bugs during your stay. We have regular professional pest control, but it’s impossible to eliminate them completely. Mosquitoes, lizards, and other small critters are common in this environment. Packing bug spray is a good idea, and rest assured—we do everything possible to keep the home comfortable and enjoyable for you. - The house is equipped with noise monitors inside and outside. These devices do not record voice or conversation but only monitor noise (decibel) levels. - Quiet hours are from 10pm-7am. We are in a very nice residential neighborhood with great neighbors. Please enjoy the entire property and the privacy that comes with it but be respectful of our neighbors. Please do not play loud music during those hours. - We strongly encourage our guests to purchase travel insurance offered through Airbnb as it provides the peace of mind and financial protection in case unexpected events occur. This includes inclement weather. Unfortunately, we do not process refunds outside of the cancellation policy. Thanks for your understanding. - The heated/cooled pool fee is $100/night. The pool can be heated/cooled to about 20-25 degrees above/below the ambient temperature; please keep in mind that when the weather is cooler may not be as warm as you might expect and vice versa. For example, if the ambient nightly temperature is only 55 degrees, then the pool might heat up to 75-80 degrees. We recommend the pool is heated in the months between October to May each year. We require at least a 3-day notice before your arrival if you'd like the pool heated. Pool must be heated/cooled for the entirety of your stay. - Friendly heads-up regarding the pool heater: due to manufacturer limitations, pool heaters are not efficient when outdoor temperatures drop below 55°F. During colder weather, the heater may run but the pool may not reach the desired temperature, and heating cannot be guaranteed. We appreciate your understanding and are always happy to answer any questions before or during your stay. GUEST VERIFICATION: To ensure a smooth and secure stay, we require the primary guest listed on the reservation to complete a simple screening process within 48 hours of booking confirmation. Please note that your reservation is not confirmed until these steps are completed. Once verified, and prior to check-in, guests will be asked to sign a Rental Agreement that includes: - Agreeing to our rental terms and conditions. - Providing a valid government-issued ID and a matching credit card before check-in. - Guests must be 25 years or older to book this property.
